Following a tenant report, our qualified inspector attends the property and produces a clear hazard classification — giving you a defensible, evidence-backed decision rather than a judgement call.

Where Level 1 identifies a significant hazard, Level 2 goes deeper — identifying the root cause and producing a remedial specification the housing association can act on immediately.
Where inspection identifies a building-performance issue, we coordinate the full fix.
This is where our retrofit background gives us a significant advantage. If Level 2 identifies an insulation or ventilation deficiency, we don't just specify the fix — we coordinate it, end to end.

Every case follows the same structured process — no shortcuts, no gaps in the audit trail. Treat, Report, Rectify.
The tenant's report is logged, urgency and any vulnerability are assessed, and the Awaab's Law response clock starts. Nothing sits in an inbox.
Our qualified inspector attends the property, photographs all affected areas, takes moisture and ventilation readings, and identifies the root cause — not just the visible mould.
The case is classified under Awaab's Law (Emergency / Significant / Non-significant). A written report is produced and a summary sent to the tenant within 3 working days of the investigation.
Any structural, ventilation, leak or heating issue is identified and scheduled for repair. Treatment is never presented as a substitute for fixing the source — mould is a symptom, not the disease.
A specialist antimicrobial treatment is applied using the method best suited to that surface and space — surface spray, gel or controlled fogging. Applied by trained operatives every time.
Treatment record, photos, operative details and completion evidence are captured against the case — ready for audit or ombudsman review at any time.
We check back after works. Any repeat issue stays linked to the same property and case — so patterns are spotted and escalated, not treated as a brand-new job.
The Legal Framework
Named after two-year-old Awaab Ishak, who died in 2020 from prolonged exposure to mould in his family's social housing flat. Phase 1 has been in force since 27 October 2025. Phase 2 expands scope from 30 November 2026.
Phase 3 is coming in 2027 — extending requirements to further HHSRS hazards. Build your inspection and evidence system now, not when enforcement catches up. Our inspection workflow is designed as a Healthy Homes process, not just a damp report.

Why a Proper Process Matters
